We provide architectural design, planning consultancy, and related advisory services, with a primary focus on securing permitted development or planning permission for your property. While we do not offer structural engineering services, building control drawings, or construction oversight, we work with a network of trusted professionals and are happy to guide you in the right direction to ensure you receive the necessary expertise and follow-on service. As the homeowner, it remains our client’s ("your") responsibility to ensure compliance with relevant building regulations and to appoint the appropriate professionals (e.g., structural engineers, building control officers) as needed.
While we specialise in planning applications and use our expertise to enhance the likelihood of approval, we cannot guarantee that any application will be granted by the relevant local authority. Planning decisions are at the discretion of the local authority and must align with current planning policies, which you are responsible for complying with.
While we will guide you through the planning process, it is important to ensure that your project aligns with all relevant planning policies and regulations.​ Any modifications required by planning authorities post-submission are your responsibility; however, we are happy to assist and guide you through the process. If further submissions or communications with the authorities are necessary, we can handle this on your behalf where agreed.

We cannot be held responsible for:

Planning application rejections or delays by the local authority.

Structural, engineering, or construction issues arising from third parties.

Compliance with Building Regulations, as this falls outside our scope of services.

Any financial or consequential loss resulting from reliance on our services.

The quality of workmanship provided by contractors or builders.

Any accidents or injuries that occur on-site, whether during or after construction.​​
We may occasionally visit the site for a friendly catch-up, but these visits are informal and do not imply any oversight, responsibility, or liability for the construction or workmanship.
We reserve the right to use photos and footage of the project for our website and social media for promotional purposes while respecting your privacy.

All design concepts, drawings, and documents we create remain our intellectual property. Reproducing or distributing our designs without permission is not allowed.
The fees for our services will be discussed and agreed upon prior to the start of the work. Payments are kindly requested to be made in full within the agreed timeframe.​

If you need to cancel our services before completion, a fee will be applied for the work already completed. Unfortunately, we are unable to provide refunds for work that has already been carried out.
